Terms & Conditions

Please read these terms carefully before booking or staying at Skylark Homestay. They exist to keep your stay safe, comfortable, and enjoyable for everyone.

Introduction

Welcome

These Terms & Conditions ("Terms") govern your booking, stay, and use of the services and premises of Skylark Homestay, located in Hanbal Hobli, Hangaravalli Village, Sakaleshapura Taluk, Hassan District, Karnataka — 573134 ("the Property", "we", "us", "our").

By making a reservation, confirming a booking, or staying at the Property, you ("Guest", "you", "your") agree to be bound by these Terms. If you do not agree with any part of these Terms, please do not proceed with your booking.

Bookings & Reservations

How reservations work

Bookings can be made directly via phone, WhatsApp, email, or through our partner platforms. All reservations are subject to availability and confirmation.

Please Note
  • A booking is only confirmed once you receive a written confirmation from us.
  • Room rates and availability are subject to change until confirmation.
  • For group and dorm bookings, a minimum advance may be required.
  • Special requests (early check-in, dietary needs, etc.) are subject to availability.

Check-in & Check-out

Timings & late fees

Our standard check-in and check-out timings are designed to give every guest a relaxed arrival and a comfortable departure. Early check-ins and late check-outs are subject to availability and may incur additional charges.

Check-in After 1:00 PM Please inform us of your arrival time in advance.
Check-out Before 11:00 AM Late check-out may be available on request.
Late Check-out After 11:00 AM Charged at ₹500 per hour, subject to availability.
Early Check-in Before 1:00 PM Subject to availability. Please ask before booking.
Important

Late check-outs beyond 2 hours may be charged as a full additional night, at the discretion of management.

Identification & Registration

Who needs to register

For the safety and security of all guests, we are required to register every person staying at the Property. This is a legal requirement in Karnataka for all hospitality establishments.

Required at Check-in
  • A government-issued photo ID (Aadhaar, Passport, Driving Licence, or Voter ID) for every adult guest.
  • A valid mobile number and email address for the primary guest.
  • Children below 18 years must be accompanied by a parent or legal guardian.
  • Unmarried couples are welcome — we respect your privacy.

We reserve the right to refuse check-in if valid ID is not presented, or if the information provided is found to be false or misleading.

Payment Terms

Rates, advances & methods

All rates are quoted in Indian Rupees (INR) and are inclusive of applicable taxes unless stated otherwise. Rates may vary by season, room type, and length of stay.

Payment Methods Accepted
  • UPI (GPay, PhonePe, Paytm, etc.)
  • Debit & Credit Cards (Visa, Mastercard, Amex)
  • Bank Transfer (NEFT/IMPS)
  • Cash (Indian Rupees only)

For group and dorm bookings, an advance of 50% may be required to confirm the reservation. The remaining balance is payable at check-in.

Cancellation & Refund

Flexible but fair

We understand that plans change. Our cancellation policy is designed to be fair to both our guests and our small team. The refund amount depends on how far in advance you cancel.

7 – 14 days before check-in 50% Refund Half of advance refunded.
0 – 6 days before check-in No Refund Advance is non-refundable.
No-show No Refund Entire booking amount forfeited.

Guest Responsibilities

Be a good guest

To ensure a peaceful and enjoyable stay for all guests and for the local community, we ask that you follow a few simple guidelines.

Please
  • Keep noise levels reasonable, especially after 10:00 PM.
  • Dispose of waste responsibly — the hills thank you.
  • Supervise children at all times, especially near gardens and open areas.
  • Report any damage or issue immediately to our team.
  • Respect the privacy and comfort of other guests.
  • Do not pluck plants, flowers, or coffee cherries from the estate.

Prohibited Activities

Strictly not allowed

The following activities are strictly prohibited on the Property. Violation may result in immediate eviction without refund and possible legal action.

Not Permitted
  • Smoking or vaping inside any room or indoor common area.
  • Illegal substances, narcotics, or any unlawful activity.
  • Loud parties, DJs, or outdoor music after 10:00 PM.
  • Firearms, fireworks, or any explosive material.
  • Unregistered guests staying overnight.
  • Cooking inside rooms (please use designated areas).
  • Any activity that damages the property, estate, or disturbs wildlife.

Liability & Safety

Our commitment & yours

We take your safety seriously. However, staying in a hillside environment comes with inherent risks, and we ask guests to be mindful of their surroundings at all times.

Please Understand
  • Skylark Homestay is not liable for loss of personal belongings, valuables, or cash.
  • Guests are responsible for their own personal safety during activities such as trekking, plantation walks, and bonfires.
  • Any damage caused to property, furniture, or estate by a guest will be charged.
  • We are not responsible for delays or disruptions caused by weather, road conditions, or other events beyond our control.
  • Please keep your doors and windows locked when leaving your room.

Force Majeure

Events beyond our control

Skylark Homestay shall not be held responsible for any failure or delay in performing its obligations if such failure or delay is caused by events beyond its reasonable control, including but not limited to:

  • Natural disasters (landslides, floods, earthquakes, storms).
  • Government restrictions, lockdowns, or travel bans.
  • Power outages, water shortages, or network disruptions.
  • Strikes, road closures, or civil unrest.

In such cases, we will make every reasonable effort to offer an alternative date or a fair resolution, but refunds are not guaranteed for force majeure events.

Intellectual Property

Content ownership

All content on this website — including but not limited to text, images, logos, graphics, and design — is the property of Skylark Homestay and is protected by applicable copyright and intellectual property laws.

You may not copy, reproduce, modify, distribute, or use any content from this website without prior written permission, except for personal, non-commercial use.

Governing Law & Disputes

Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of India. Any dispute arising out of or in connection with these Terms or your stay shall be subject to the exclusive jurisdiction of the courts of Hassan District, Karnataka.

We encourage guests to reach out to us directly first — most concerns can be resolved quickly and amicably over a phone call or a cup of coffee.

Changes to These Terms

Updates

We may update these Terms & Conditions from time to time to reflect changes in our practices, legal requirements, or the services we offer. Any changes will be posted on this page with an updated "Last updated" date.

We encourage you to review this page periodically. Your continued use of our services or your stay at the Property after changes are posted constitutes your acceptance of the updated Terms.
